Procedures for Closings

Upon the execution of a sale contract, the listing agent shall provide the Wynstone Property Owners’ Association with the first, second and signature page of the  Multiboard Residential Real Estate Contract or the appropriate pages of a contract that include the purchase price, closing date, buyer and sellers' signature.  They can be emailed to or by fax to 847-304-2860.

Please submit a cover sheet that contains the following information: buyer’s/sellers attorney information, including telephone number, fax and email, as well as name(s) of the  new owner and closing date. 
The fee for processing the closing documents is $400.00,  and $100.00 per revision.  The documents include:

a.  Paid assessment  letter  requested forty-eight (48) hours in advance. 
b.  Final water bills which will be read 48 hours prior to the closing. 

  • Note: If the water service has been disconnected, in order to re-activate the service, the Wynstone Property Owners’ Association may require a licensed plumber be present. Re-activation fee is  $150.00 ( each occurrence) . Please allow 48 hours notice for any water services.

c. The Right of First Refusal Letter.
d. Disclosure Statement and Inspection - The Association is required to conduct an inspection prior to the closing to confirm compliance with the CCR's Article X and the Resolution Prohibiting Discharges to the Sanitary Sewer Collection System.  Please  click on the highlighted words to review the  Policy on the inspections required for closing and the Illicit Discharge Resolution.
All fees and invoices are payable at closing.  

If a home is transferred in title to a Relocation Company please provide documentation of  proof.  All fees for utility services need to be transferred into the name of the Relocation Company.  


Recorded Documents

The Wynstone Declaration of Covenants, Conditions and Restrictions (CCR’s) and the Wynstone Declaration of Covenants, Conditions and Restrictions for Wynstone Subdivision Sewer and Water Systems, amended, are recorded with the Lake County, Illinois Recorder of Deeds; 2641480 and 264115 respectively. Copies of each document are provided to a homeowner upon closing.

Residential Move In

Moving Vans/Trucks are permitted through the Service Entrance Monday through Saturday 6:30 a.m. to 6:30 p.m. Trucks are limited to 50,000 lbs of weight.
Vehicle  Access stickers are available at the Wynstone POA office upon confirmation of closing.
